JKA recently encountered a project where water was leaking into the administrative lobby at a school in San Francisco. What was above? The school’s rooftop play area.

INVESTIGATION

A systematic investigation of the rooftop’s sport court revealed multiple small exterior entry points for water infiltration. Once inside of the rooftop structure, the water migrated along the top of the structural girders. Over time, this caused a substantial amount of degradation throughout the roof. Addressing these issues promptly was essential to mitigate further damage and uphold the structural integrity of the facility.

SOLUTION

With the school on summer break and a six-week window to complete the work, a creative repair solution was essential.  Our solution was to sandwich the existing beams with new joists after the rotted portions of the original beams were demolished. We specified a structural-rated epoxy filler to infill the missing beam sections. This prevented further beam rotting and resulted in a significant reduction in the demolition scope.

Following completion of the structural repairs, the repair team installed sloped sheathing and drainage along with the waterproofing membrane and flashing to prevent a reoccurrence. With careful management, the contractor successfully installed and striped the sport court surface within the six-week timeframe.

Leak repairs can be challenging and full of surprises. Knowledge and experience drove the investigative process for this project.
